Radon testing for larger buildings

A big building is not a big house. Air moves through it in different ways, and a plan matters.

Offices, schools and apartment buildings have air systems that change how radon behaves. The ANSI/AARST MALB standard was written for this. It covers schools, commercial buildings, other non-residential buildings and multifamily buildings. We use it as our guide for where to place devices, how long to test, and what the report must show.

Offices and retail

Ground-floor and below-grade spaces get the first look.

Schools and child care

The EPA recommends testing in schools, and the state radon program runs school testing and talks (Nebraska DHHS RRNC summary).

Apartment buildings

Lower-level units and shared spaces come first. We pick samples that make sense for your layout.

How a commercial inspection runs

  1. Building walk-through. We note floors in contact with soil, air handling, sumps and common spaces.
  2. Test plan. We pick where and how many devices, and how long the test runs.
  3. Quality steps. The standard requires a qualified measurement professional to be present for placing and retrieving devices and to oversee quality procedures.
  4. Report. The report names who ran the test, the devices used, the results and any limits on reliability.
  5. Next step. If results are high, we discuss mitigation. Multifamily mitigation follows its own standard, called RMS-MF. Owners of apartment buildings can also read our multifamily radon guide.

Rules that apply to commercial radon work in Nebraska and Iowa

Radon-resistant construction is required for new commercial, educational and medical buildings built after September 1, 2019, unless an exemption applies (Nebraska DHHS RRNC summary). Iowa-side sites in Council Bluffs follow Iowa HHS rules (Iowa HHS radon program). See our permits and codes guide, and for a home, go to radon testing and inspection.

Questions people ask us

What buildings need a commercial radon inspection?

Any building people use, such as offices, schools, child care sites and apartments. The EPA also recommends testing in schools (EPA Citizen's Guide).

Which standard covers testing large buildings?

ANSI/AARST MALB covers schools, commercial buildings and other non-residential use, and multifamily buildings (MALB scope).

Who must conduct the test?

A qualified measurement professional must oversee placing and picking up the devices, as the standard describes. In Nebraska, paid radon measurement needs a state license.

Is radon testing required for new commercial buildings?

Nebraska has required radon-resistant construction for new commercial, educational and medical buildings since September 1, 2019, with listed exemptions (Nebraska DHHS RRNC summary). That is a building rule, not a test rule.

Can you test an apartment building?

Yes. We plan which units and floors to sample, and we explain the results to the owner or manager in a written report.
